Promenade the best
We recently had the opportunity to stay at the Promenade Hotel and our experience was truly exceptional! From the moment we stepped inside, we were greeted with warm and efficient service.

The location of this hotel is a killer – absolutely strategic! It is situated right in the city center, close to shopping malls, restaurants, and major attractions. We could walk everywhere, making it incredibly convenient for exploring the surrounding area.
Room & Facilities (5/5 Stars)
Our room was spacious, clean, and equipped with all the modern amenities we needed. The bed was incredibly comfortable, guaranteeing a sound night's sleep. While the décor might be a bit traditional, it is well-maintained and always neat.
View: We got a room with a beautiful city/sea view.
Cleanliness: High standard of cleanliness throughout the hotel grounds.

The staff at the Promenade Hotel are gems! They are highly professional, courteous, and always ready to help with a smile. From the front desk to the housekeeping staff, every interaction was positive. This truly made us feel valued as guests.

Overall, the Promenade Hotel is an excellent choice for anyone visiting the city. The combination of its perfect location, comfortable rooms, and five-star service made our stay unforgettable.

Great location, decent stay
Stayed at Promenade Hotel and overall, it was a pretty good experience—especially for the location.
It’s close to the popular seafood spots and just next to Bataras if you’re keen to shop for local supermarket items. We also walked to Imago Mall in about 15–20 minutes. Was told it’s also near Centrepoint, though we didn’t walk there ourselves.
Don’t miss the souvenir shop in the hotel lobby—it’s quite affordable, even cheaper than what you find at tourist spots. Worth checking it out first before shopping elsewhere.
Breakfast was decent with some variation daily.
We booked both the Superior Room and Junior Suite.
• Superior Room: Faced old buildings and the sunrise. It fits 3 pax but felt a bit tight. So we requested the third bed to be placed at Junior Suite instead, and it was nicely arranged.
• Junior Suite: Faced the sea and had a nice sunset view.
Rooms came well-equipped with essentials like toothbrushes, shampoo, and soap.
Unfortunately, the swimming pool and gym were closed during our visit.
TV had basic digital channels (DTV) but no Chromecast or smart features—an upgrade here would definitely help modernize the stay.
Overall
Comfortable and convenient, though the hotel ambience is a bit dated. Still, for what you get, it’s a solid stay.
Wonderful Service, Mixed Experience
We stayed at Promenade Hotel Kota Kinabalu on a rainy day. From the moment we checked in, the staff left a great first impression : organised, well-mannered, welcoming smiles. It really showed strong ethics and good practice, which I loved.
We stayed in a Junior Suite. I didn’t expect much, but when we reached our floor, the first thing I noticed was the pleasant smell exactly how a hotel should smell. Although the carpet in the hallway seemed a bit worn out, it was still clean and fresh. Perhaps some focus on appearance next time would be nice.
Our suite had two sections:
-A bedroom with bathroom
-A separate living/guest area
It felt like overkill for one night, but my wife and kid loved the space. It’s great for little ones to explore. However, parents of very active young kids might find some of the furniture/chairs less suitable, not the fault, just something to consider when booking.
The air-conditioning in the bedroom was weaker compared to the guestroom. Probably just our unit, and we were okay with it. The view of the sea was lovely and soothing, and our night’s sleep was good.
Unfortunately, in the morning there was no water supply , a first for me in any hotel stay. When we called reception, they explained the problem came from Jabatan Air Sabah (JAS). While we understood the cause, what we really wanted was a solution. With four people yet to shower, it was uncomfortable. We could only laugh it off and head down for breakfast.
At breakfast, the area was packed. Only one staff was stationed at the counter taking room numbers. There was no queue system or clear instructions, and guests were coming in despite the space being full. We waited about 10 minutes for a table to be cleared. It felt disorganised something that could be improved with a better plan or staggered timings (like other hotel does when they dont have spacey dine area).
Food-wise, it was okay but not memorable. For a value of RM60++ per pax (the estimated price advertised for the breakfast), I expected at least some distinction compared to other hotels- not cost wise but since it 4 star 🤔. Welp, it felt almost identical and lacked identity(mybe the price, idk)
When we returned to our room, the hotel finally offered their solution: fifteen 1.5-litre bottles of mineral water. While we understood the rain, flood, and water disruption were beyond their control, should a 4-star hotel should have an emergency plan for common occurrences like this in Sabah?. Just a tought.
Overall, we were happy with our stay and our kid enjoyed the room. But the water disruption and breakfast experience left a sour note. I even had to sacrifice my own shower so my wife and kid could bathe 🤣.
I really hope Promenade Hotel will come up with better solutions for emergencies like water disruptions. Focus on the things within your control that’s what makes a 4-star experience.
